WHAT IS FAIR MARKET VALUE?

“Fair market value” is defined to be what someone will pay for a property based on recent closings for comparable properties in the local real estate market.  It is Double D’s goal to work to achieve the goals of the seller to receive the highest price possible given market conditions and the investor’s goal of either retaining the property to rent or renovating the property for re-sale.

You CAN sell a house quickly and sometimes in only days but buying a house is going to depend on your own financing situation.  Typically the conventional loan process takes about 30 days to complete, but with some companies it could be quicker.  There are mortgage companies who can complete a transaction in as little as a week, but that is providing the title company, appraiser and inspector can all get their work completed in a timely manner.  Double D’s can assist you with this process and help you to shorten this timeframe as much as possible.

Double D’s can assist you to sell and buy a house quicker if you already have the house selected you wish to buy.  If your goal is to get as close to full retail value for the current house you are selling, then you would be better off using a traditional real estate company to list your property and pay the normal fees and commissions.
